Inspection Cost

How Much Does A Home Inspection Cost?

Xcellence Inspection Services determines the home inspection cost in Chicago. There are many things that determine the cost — and you must be careful, because a home inspection is a vital part of the buying process.

What Drives The Price

A thorough inspection at a fair price

There are many home inspection services that charge different rates. You need a service that performs a thorough inspection at a fair price. Here are the factors that affect the cost of a home inspection.

1. Size of the home

The size of your home determines the inspection cost. Large houses require a longer inspection period than small houses. An inspection can take between two and six hours — remember, the longer the inspection, the better.

2. Type of service used

One can decide to use a large home inspection service or a one-man show. A one-man show may be cheaper, but there will be a huge difference in how the work is performed by a full company.

3. Area of the property

If there's a pool on the property, there's an additional charge. Pest and termite inspection can also be added — another additional charge. The scope of services selected affects the final cost.

4. Affordability vs. quality

A constrained budget affects the decision, but price doesn't guarantee quality. It's always advised to look for the best home inspector. The cost can vary depending on how detailed you want the inspection to be.

Sean was on time, resourceful and extremely thorough. He came to us as a recommendation and we will be sure to share the contact with our network. I would highly recommend Xcellence Inspection for all home buyers whether they are extremely knowledgeable or first-time buyers.

Average Cost

What is the average cost in Chicago?

There isn't a set standard for the calculation of the entire price — you just need to ask the inspector what you'll be charged. Different inspection fees are quoted using different methods: some quote a flat rate by square footage of the living space, the time spent during the inspection, or the square footage under a roof.

If a company charges by time spent, expect to pay more for a larger house. The age of your home can also affect what you'll pay — a new home may not take as long as an older one that needs closer evaluation of repairs and additions.

No. A professional home inspector does not issue a pass or fail grade on a home. A professional home inspection is an examination of the current condition of the prospective home. The home inspector will describe the physical condition of the home and indicate what may need repair or replacement.

At the completion of the inspection our inspector will provide you with a computer-generated report, printed in color, including a digital photo of the house — delivered within 24 hours of the inspection, often the same day.

At the conclusion of the inspection, the inspector will print an on-site, computer-generated report. The Property Inspection Report gives easy-to-read details on the general condition of the home from roof to basement, how things work, major and minor deficiencies, suggestions to remedy deficiencies, any major expenditure coming up, and what to watch out for. The inspector then reviews the report with you to make sure you understand everything.

You generally have between seven and ten days after you sign the contract to get a home inspection. We advise you to call us as soon as you sign a contract on the prospective home. We have full-time schedulers on staff to assist you, and one is on call each weekend — just leave a message and the scheduler will get back with you, generally the same day.

The price of the inspection varies based on the size of the home. Larger homes take longer to inspect, so fees for those homes are greater than for a smaller home. Don't let the price of the inspection determine whether or not you get one, or the selection of your inspector. The knowledge gained is well worth the cost, and the lowest-priced inspector is not necessarily a bargain. The inspector's qualifications — experience, training, and professional affiliations — should be the most important consideration.

A thorough inspection covers everything from the roof to the foundation, including the attic, insulation, ventilation, roof and flashings, gutters, basement, crawlspace, foundation, grading, retaining walls, siding and trim, driveways and walks, ceilings, floors, walls, doors and windows, chimney, fireplace, major appliances, electrical system, water heater, plumbing system, air conditioning, and heating.
